How it works

    Export what you have

    Most rent and property software can export properties, units and tenants to a spreadsheet. A spreadsheet you keep yourself works too.

    Send it to us

    Tell us where you are coming from and roughly how many doors. We reply with a secure way to send the file.

    We import, you review

    We set up your properties, units, tenants and rent. Nothing is sent to your tenants while you check it over.

  4. 4

    Go live on your date

    Pick a start date, usually just before the 1st. Then your tenants get their invitations and first invoices.

What comes across

  • Properties and units, with addresses and unit names
  • Tenants, with their email, phone and the unit they rent
  • Lease dates and monthly rent, set up as recurring rent
  • What each tenant owes as of your start date
  • Owners, and which properties each one owns
  • A copy of your old system's export, kept in your documents for tax time

What tenants redo

Saved bank accounts, cards and autopay cannot be copied from one payment system to another. That protects your tenants, and it means each one adds their payment method again. It takes about a minute, and their invitation walks them through it.

Passwords do not move either. Each tenant sets their own when they accept the invitation.

If your current system can export a spreadsheet, we can work with it. That includes AppFolio, Buildium, Rent Manager, Yardi Breeze, DoorLoop, TurboTenant, Avail, RentRedi and plain spreadsheets.

What it costs

Guided migration is included with Custom plans for larger portfolios. For everyone else, tell us what you have and we will tell you what it involves, and any cost, before any work starts.
